Where to live, by commute
- Phase 7 and Phase 8: closest to the parks, 5-15 minutes by scooty. 2BHKs rent ₹13,000-₹18,000; sharing brings it to ₹4,500-₹6,500 a head.
- Phase 9, 10, 11: slightly further, noticeably cheaper — 2BHKs from ₹11,000, and newer stock in the newer phases.
- Zirakpur (VIP Road, GK Avenue): the budget high-rise option — newer flats, gyms and security, ₹10,000-₹14,000 for a 2BHK, but a 25-40 minute peak-hour commute.
- Chandigarh side (Sectors 35, 43): if you want city life over suburb life, at a 20-30 minute commute and a 15-20% rent premium.
Your first-month budget, honestly
For a shared 2BHK in Phase 9 at ₹12,000: deposit ₹12,000 (one month), first rent ₹6,000 your share, basic setup — mattress, bucket, induction, curtains — ₹6,000-₹8,000 if you buy smart. Total landing cost around ₹24,000-₹26,000. Add ₹1,500-₹2,500/month for utilities split, and ₹2,500-₹3,500 if you go the tiffin route instead of cooking.
The broker trap at relocation
Relocators are prime broker targets because they are remote, rushed and do not know local prices. The fix: shortlist online before you travel.
